- Is my home subject to CGT?

- Is negative gearing being abolished?
- It's being limited, not abolished. Under the Treasury Laws Amendment (Tax Reform No. 1) Act 2026, from 1 July 2027 a loss on an established home bought after 7:30pm AEST on 12 May 2026 can only be deducted against residential property income and capital gains, with any excess carried forward. Properties held before then keep negative gearing, as do new builds whenever they're bought. Established homes bought after Budget night can still be negatively geared until 30 June 2027.
